This contemporary mixed-use student apartment complex is located on a two-acre site adjacent to the University of Pennsylvania on the north side of 3900 Walnut Street. The complex contains 152 apartments and 492 beds, comprising 255,000 SF. An additional 38,000 SF of grade-level retail space was also included in this project.
This considerable project required the demolition of 23 floors of 1600 Market Street, which were then completely renovated and retrofitted with state-of-the-art communication technologies and business facilities. A multi-phased renovation of four floors was completed keeping the user and their “on-site customers” fully operational. Work included new mechanical and electrical systems, comprising generators, UPS and HVAC central plant upgrades. The architectural design highlighted the existing cast-in-place concrete structure by exposing its main elements.
These similar “CLASS-A” corporate centers are each three-story, pre-cast buildings that are nearly one-quarter of a million square feet combined. Built over a two-year period, each building had separate construction schedules and budgets. INTECH’s project teams completed both buildings under budget and ahead of schedule.
