The goal of the project was to re-position the existing hotel as a newly established, privately held brand. The project included renovations to the existing entrance, porte-cochére, ballroom, meeting rooms, pre-function areas, restaurant and bar, pool and spa, fitness area, guestrooms, suites, and corridors. Although the majority of the work occurred within the existing building footprint, the project also included the conversion of an existing roof area into a rooftop bar. The ballroom and pre-function area were also expanded into the existing courtyard.
INTECH was selected as the Construction Manager to assist the project team in all aspects of design and pre-construction activities including existing conditions surveys of the property. One of INTECH’s key responsibilities was the development of a concise schedule and site logistics plan that ensured the smooth flow of work from area to area. Another important contribution was the establishment of an overall accurate project budget early in Pre-Construction that allowed the project team to make decisions on project scope to ensure that design schedule dates were met.
The initial focus was on the completion of the public areas with the guestrooms and corridors to follow. Prior to the start of construction the existing hotel operations were phased out so that the building was not occupied during construction. This expedited the project team’s ability to quickly complete the renovations and have the building ready for occupancy for the new hotel operations.
