The latest development by a joint venture of Wexford Science + Technology and The University City Science Center is 3675 Market, a 14-story Class A laboratory and office building. Demolition of the existing parking garage and office building allowed for a reconfiguration of the site, providing an opportunity for a future extension of 37th Street from Filbert to Market Street, in addition to the new building and plaza. This project serves as a cornerstone of the forthcoming Science Center development of UCity Square, a mixed-use environment planned for the former University City High School site.
The building contains flexible wet laboratory space, computational laboratory space, office, retail, and a shared work/conference meeting space. The building was designed for 60% office use and 40% laboratory. It has a steel frame and composite metal deck structural system designed to support 100 PSF live loads. The thermally-enhanced building envelope is a curtainwall system. The roof is energy rated with a native and non-invasive vegetative green roof system. The building has a high performance HVAC system, and has achieved LEED Gold certification.
