The Courtyard Philadelphia South is the first hotel in The Navy Yard, a vibrant, mixed-use development in South Philadelphia which has experienced substantial revitalization, drawing companies in numerous industries to make their home there. Spanning more than 1,200 acres, The Navy Yard is home to a diverse mix of office, industrial, manufacturing, research, and development tenants. The dynamic, mixed-use urban development includes waterfront amenities, mass transit, and great public spaces with a focus on historic preservation, sustainability, and smart growth.

The five-story hotel offers 212 rooms, including eight suites, and 1,800 SF of meeting space, as well as a variety of dining options including both indoor and alfresco dining. Although unusual for a Courtyard Marriott, the building’s facade reflects the Navy Yard’s focus on “high tech”, notable architecture. The building itself is a steel stud-framed bearing wall structural system over a steel podium. The exterior wall is a combination of rain-screen aluminum panels and a field-applied porcelain tile on a back-up exterior wall system. Environmentally-conscious landscaping complements the LEED Certified building. Attention was also paid to acoustical issues given the building’s close proximity to the Philadelphia International Airport and major highways.

The hotel enjoyed such significant initial success that demand for additional rooms was realized within the first three years of operation. A five-story expansion, adding forty additional guest rooms, was completed while the hotel remained in full operation, and required close coordination with management to avoid disruptions to hotel guests.

Both the initial construction and the expansion were delivered through a Design/Build methodology. INTECH’s staff worked closely with the Owner and design team to ensure budget and delivery goals were met.

The level of service delivered day in and day out by the INTECH team on this project was exceptional. The leadership, problem-solving mentality, and attention to client service brought this hotel development to the market on time and on budget. We look forward to working together again.
